Min - Planning and Zoning Commission - 1977 - 10/10 - Regularoct. 10, 1977 regular meeting minutes read and accepted. motion joe perks, second roger powell. all in favor I. the commission held a public hearing regarding amending the zoning ordinance concering minimum lot sizes wlater damon, representing fox & jacobs, appeared before the commission to speak in opposition of larger minimum lot sizes, specifically 75 feet width. mr. damon stated it too costly for developers and suggested 60 by 125 feet minimum lot sizes reese brown, representing fox & jacobs, spoke in favor of 60 feet by 110 feet minimum lot sizes barney giles, a dallas realtor; ike harris, developer in fountain park; and gary mantell, representing the home & apartment builders assn., also spoke in favor of a 60 feet width minimum lot size requirement. buddy shepard, with the developers of fountain park addition, spoke in favor of flexibility regarding lot sizes. norris reed, representing allen building co, spoke in favot of a 65 feet minimum lot width requirement johnnie enloe made a motion that the amendment to minimum let size requirements be tabled for further study & discussion. second joe moseley. motion carried 4 for and 3 against II. reese brown, representing fox & jacobs, appeared before the commission seeking approval of preliminary plat on re-plat of hillside 5 and hillside addition 8 additions. mr brown stated lot sizes in some instances would be increased from 55 feet width to 60 feet width commission stated lots must be 6,000 square feet as zoning in this area requires and drainage channel design be efficient mr. brown stated fox & jacobs would replat hillside 5 & 8 additions to increase the lot size within the blocks as they are now set to 6,000 square feet or a 60 feet lot width mr. brown also stated 13 lots out of section 5 and 13 lots out of section 8 have been dropped johnnie enloe made motion preliminary plat be approved subject to location of fire plugs finalization of the drainage channel design and 60 feet width lot size frontage or 6,000 square feet lots. second jeannie nance; motion carried 5 for and 1 against III. buddy shepard appeared before commission seeking approval of final plat on fountain park 3 addition. bob acker, fire marshal, requested fire plugs be placed at 500 feet intervals. joe moseley made motion plat be approved subject to they placement of fire plugs at 500 feet intervals; second, richard chumbley. all in favor IV. the commission discussed the possiblity of either a permanent or temporary surface for roaring springs road to fm 1378 ike harris responded it too costly at this time but would work with commission on this at a later date. V. bob acker submitted letters from the state board of insurance and the fire prevention & engineering bureau of texas to mayor frank dugger. these letters suggested all new water mains installed be of eight inch size or larger, and that hydrants be located at street intersection and spaced at 500 feet intervals along streets in dwelling areas. roger powell proposed a resolution recommending the city council adopt minimum trunk water line of 8 inches inside diameter. motion resolution be accepted, johnnie enloe. second, richard chumbley. all in favor joe perks made motion meeting be adjourned; second bill kolander; all in favor
