The Workshop Session of the Allen Planning and Zoning Commission
was called to order by Chairman Pendleton at 7:00 p.m. at the Allen
Municipal Annex, ill Butler Circle, Allen, Texas.
Dr. Joel Goldsteen, planner, presented this workshop request to the
Commission. The points of interest were that this is a small piece of
land and has unusual and abnormal circumstances. The thoroughfares are
major adherence because they have to go through the site. And the cost
of these thoroughfares being quite large. They have designed a linear
park to be 1.6 acres of the request.
Concerns of the Staff being the necessity of four outside lanes
and median to be put in in the beginning of development to align with
Allen Heights. Two lanes on the east side of the request to be con-
structed to provide traffic flow until the adjoining property develops.
Along Exchange Blvd.the townhouse alleys are too close to the inter-
section and need to be pulled back in some manner. The Allen Heights
Drive needing to be a six lane divided thoroughfare and the radius
of that thoroughfare.
Concensus of the Commission was for the developer to address the
unit size distribution.
