Guests Chris Flanigan I , Consider Incentives to Support .Sentinel Canital LLC. with the Development of AllenPlace office2cgmplex Daniel Bowman opened the discussion by sharing that Sentinel Capital has requested a number of changes to the original plans for AllenPlace Office Complex. These changes include alterations to the: steel elements on the office building, industrial building, and test tower, as well as the concrete panels and loan wal Is. Joey Herald inquired about the landscaping and how far back the property is set from MilIcnium Drive. Peter Vargas and Chris Flanigan stated that it sits back. 25 feet from the road and the project will be incorporating a masked pavement surface called "grass-crete," Flanigan said that the developer has not requested changes to the landscaping plan, It was indicated that the Board could consider incentivizing Sentinel with an allowance to reimburse the developer for, costs incurred to add several architectural elements back into the, plans. The funds provided could be for adding LED lights, form liners to the back of the buildings and facing Century Parkway, and increasing the cap size at the top of the test tower from 91 inches to 14 inches for prominence. Peter Vargas added that the City Council's primary concem is that the elevator test - tower be attractive. ft was stated that Sentinel has agreed that if the plan revisions are accepted, the project would be under construction within 30 days,. The City Council could be amenable to having fewer architectural features if that is what it takes fbr the project to procced. Chris Flanigan added that they are trying t�o get the new plans back to the original plans as closely as possible. It was indicated that Sentinel Capital has not requested any additional funding, from the AEDC; at the request of the city, the AEDC is proactively consider an incentive, to help improve the attractiveness of the buildings.
