The called Workshop Session for the Allen Planning
and Zoning Commission was called to order by Chairman
Pendleton at 7:00 p.m. on Wednesday, May 19, 1982,
at Rountree Elementary School, 800 E. Main Street.
This Workshop Session was called by the Planning
and Zoning Commission to continue review and discussion
on the 855± acre tract of planned development as
requested by Del Morton, of Willard McDaniel, Inc., and
the Cambridge Companies Development Corporation. The
property is located north of Chapparal Road, east of
Jupiter Road, and west of Allen Heights Road (Zoning
Case No. Z11-11-81-1).
The Commission discussed some density figures
proposed by Commissioner Wolfe's report (given to all
Commissioners at a previous meeting) and showed how
they related to Frank Osgood's report.
The Commission expressed a need to correct the
current trend toward middle range housing in Allen.
They feel that the city needs more high and low range
■{rJ housing.
Further discussed was the fact that the higher
density areas need to be nearest the open space,
definition of single family attached homes versus
duplexes, zero lot line housing, garden homes, and
dwelling size.

Del Morton, of Willard McDaniel, Inc., told the
Commission that it is not economically feasible to
develop the land using the figures the Planning and
Zoning Commission recommended.
Mr. Morton discussed with the Commission the
difference between the figures he proposes and the
figures in the Planning and Zoning Commission's
recommendation and why each party wants the land to
develop with their figures.
There was some discussion on how much compromise
there could be between the McDaniel/Cambridge proposal
and the Commission's recommendation.
It was the concensus of the Commission that they
submit Commissioner Wolfe's report to the developer
to use as a guideline as to how they want to see the
area develop. They then directed Morton and Cambridge
to look at this report and see how close they could
come to the figures.
Mr. Morton asked that the Commission hold one
more Workshop Session to discuss a possible compromise.
It was the concensus of the Commission to hold
one more Workshop Session on this request.
Chairman Pendleton recessed the called Workshop
Session at 12:30 p.m.
These minutes approved on the 10th day of
June 1982.
