REGULAR MEETING

The regular meeting of the Allen Planning and Zoning Commission
was called to order by Chairman Pendleton at 7:30 p.m. in the City
Council Chambers of the Allen Municipal Annex, Ill Butler Circle,
Allen, Texas.
Approval of Minutes:
July 28, 1983,Regular Meeting (Agenda Item II)
Chairman Pendleton read the item into the record as follows:
"Approve minutes of July 28, 1983, Regular Meeting."
MOTION: Upon a motion by Commissioner Koch and second by Commissioner
Larsen, the Commission voted six (6) for and none (0) opposed
to approve the minutes of July 28, 1983, as submitted. The
motion carried.
Approval of Minutes:
July 26, 1983,Called Special
Joint Workshop for City Council
and Planning & Zoning (Agenda Item III)
Chairman Pendleton read the agenda item into the record as follows:
"Approve minutes of July 26, 1983, Called Special Joint Workshop
Session for Allen City Council and Allen Planning & Zoning Commission.
MOTION: Upon a motion by Commissioner Wolfe and second by Commissioner
Larsen, the Commission voted six (6) and none (0) opposed to
approve the minutes of July 26, 1983, as submitted. The motion
carried.

Consider Final Plat
by Greengate Addition (Agenda Item IV)
Chairman Pendleton read the agenda item into the record as follows:
"Consider final plat by Greengate Addition. Said tract of land being
situated in the J.A. Taylor Survey, Abstract No. 908, City of Allen,
Collin County, Texas, being part of a 2133 acre tract known as Green-
wood Valley PUD Zoning District to the City of Allen, Texas, as
recorded in Volume 1172, page 766 of the deed records of Collin County
Texas. Zoning Case No. Z7-27-83-35"
Sam Wise from General Homes presented this item to the Commission.
He pointed out the changes that had been made and that there would be
a landscaped, brick entrance into the development. This would have a
sprinkler system to maintain it. There would also be landscaping along
Allen Heights median.
Bill Petty, Director of Community Development, pointed out that a
turn around area would be beneficial to the area that would eventually
developed into Phase III. This would be a temporary turn around.
MOTION: Upon a motion by Commissioner Wolfe and secondy by Commissioner
Pennington, the Commission voted six (6) for and none (0) opposed
to recommend approval of Agenda Item No. IV, contingent upon the
recommended changes by the consulting Engineer; a temporary turn
around be established at Block 5, between Lots 1 & 2 alleyway and
to include a living screen that is to be required for the sub-
division along Allen Heights Drive. The motion carried.
Set a Date for Public Hearing
to Consider Final Site Plan (Agenda Item V)
Chairman Pendleton read the agenda item into the record as follows:
"Set a date for public hearing to consider final site plan approval as
requested by 4 -Way Development Company for the single family detached
zoning on a tract of land being situated in the Peter Fisher Survey,
Abstract No. 324, and being a resurvey of a called 183 acre tract of
land conveyed by H.A. Rothfus and wife, Halye Rothfus to Cecil 0.
Patterson as recorded in Volume 397, page 335 of Collin County Deed
Records. Further described as being a part of a Planned Development
request at the southwest corner of Uxchange Boulevard and Malone Road.
Zoning Case No. Z6-8-83-28"
MOTION: Upon a motion by Commissioner Glass and second by Commissioner
Larsen, the Commission voted six (6) for and none (0) opposed to
set the date for public hearing on August 25, 1983. The motion
carried.

Set a Date for Public Hearing
for 41 Acres by Bob Carr (Agenda Item VI)
Chairman Pendleton read the agenda item into the record as follows:
"Set a date for Public Hearing to consider rezoning 34.7005 acres out
of the 41.7105 acre tract of land presently zoned R-2 to 5.19 acres
R-3(Residential), 27.4633 acres R-4(Residential) and 2.0472 acres
LR(Local Retail). The 41.7105 acre tract of land is situated in the
William Snider Survey, Abstract No. 821, and is a part of a 43.17
acre tract of land recorded in Volume 516, pages 47-48 of the Collin
County Deed Records. Further described as being the southeast corner
at F.M. 2170 and Malone Road. Zoning Case No. Z6-6-83-27-2"
MOTION: Upon a motion by Commissioner Wolfe and second by Commissioner
Glass, the Commission voted six (6) to none (0) opposed to set
the date for public hearing on August 25, 1983. The motion
carried.
Adjournment:
MOTION: Upon a motion by Commissioner Larsen and second by Commissioner
Koch, the Commission voted six (6) for and none (0) opposed to
adjourn the Regular Meeting of the Allen Planning and Zoning
Commissioner at 9:50 p./m7.. The motion carried.
