CALLED SPECIAL WORKSHOP

The Called Special Workshop Session of the Allen Planning and
Zoning Commission was called to order by Chairman Pendleton at
7:30 p.m. on Tuesday, October 18, 1983, at the Allen Municipal
Annex, #1 Butler Circle, Allen, Texas.
Chairman Pendleton read the agenda item into the record as
follows:
"Workshop to discuss request by Sibley & Wolff; property
located at U.S. 75 on the west side."
Discussions between the Commission and Sibley & Wolff re-
presentatives were related to set backs and height regulations
in relation to right-of-ways and in particular agreed that no
building should be built along the frontage road closer than
thirty (30) feet and not less than twenty five (25) feet adja-
cent to any street with the right-of-way of less than 100 feet
provided that one additional foot of set back be required for
each additional foot in height over that allowed.
It was further agreed that Sibley & Wolff would submit a
percentage factor for landscaping of the entire area along the
right-of-ways.
Further concerns of the Commission were related to the pyra-
mid effect in zoning in the Planned Development area carrying use
classifications from one district to another.
The Commission discussed in length with the Sibley & Wolff
representatives the individual uses that would be allowed in each
district. Concern was expressed by some members of the Commission

that the Hi-tec area should not include Commercial Uses.
The conclusion was that Sibley & Wolff would take all the
Commissions concerns into consideration and submit a change in the
Use Regulations prior to the scheduled public hearing.
Due to the fact that this was a Workshop Session, no action was
required or was any taken.
Adjournment:
MOTION: Upon a motion by Commissioner Andrew and second by Commissioner
Wolfe, the Commission voted six (6) for and none (0) opposed
to adjourn the Workshop Session of the Allen Planning and
Zoning Commission at 11:46 p.m. The motion carried.
