The Workshop Meeting of the Planning and Zoning Commission was
■ J called to order by Chairman Glass at 7:38 p.m. in the meeting
room of the Allen Municipal Annex, One Butler Circle, Allen, TX.

Nelson Corporation (Agenda Item II)
Chairman Glass read the agenda item into the record as follows:
"Presubmission workshop as requested by The Nelson
Corporation on a 150 -acre tract of land currently
owned by Inter Urban Properties, being located at
the northwest corner of the Highway 75 access road
and Stacey Road."
Craig Curry, Planner for Inter Urban Properties, exhibited a realignment
of the proposed Watters Road thoroughfare north of the intersection with
Folsom's property contained within PD No. 19. He pointed out that this
alignment accomplished a number of things.
1. It provided a more adequate crossing of Stacey Road
at a perpendicular angle.
2. It followed the high ridge line.
3. It eliminated a number of undevelopable or hard to
develop tracts laid out in ownership compared to the
existing thoroughfare plan.

4. It followed a more accurate alignment of division
between properties which would encourage shared costs
in development.
5. The northern alignment would follow an existing county
road and substantiate the anticipated location in the
Forbes Development.
Commission offered the following comments:
1. The radius of turns to accommodate the perpendicular
crossing of Stacey Road should be designed in excess
of 1000'.
2. All property owners affected by the change should
provide comment.
3. The tie-in at Hwy. 121 will have to be in conformance
with the designated crossing to be provided by Rod Kelley
of Barton-Aschman and Associates in relation to the Hwy.
121 freeway project.
Craig Curry and representatives from InterUrban Properties
discussed with the commission the proposed schedule of uses and
the commission had the following comments.
1. Most commissioners agreed that the commercial uses requested
were too numerous and offered recommendations for reconsi-
deration.
2. If commercial projects; i.e., theaters, restaurants,
hotels, were to be considered, they would be limited
by number.
3. The proposed commercial uses should be designed to
accommodate the planned development and not encourage
highway commercial development to attract from the
entire area on a city-wide basis.
4. Setbacks and FAR requirements should correspond with the
LI (Light Industrial) zoning district.
Although the commission took no formal action, they advised the proponents
that they felt as if they had provided direction through discussion which

gave the proponents the perogative to determine whether or not
to come back before the commission at a future date and request
another workshop session or to go ahead and submit a zoning request
to be scheduled for a public hearing.
Adjournment:
MOTION: Upon a motion by Commissioner Pennington and a second
by Commissioner Wilson, the Commission voted 5-0
to adjourn the meeting at 9:38 p.m. The motion carried.
