WORKSHOP MEETING
AUGUST 14, 1985

The Workshop Meeting of the Allen Planning & Zoning Commission
was called to order by Chairman Glass at 7:33 P.M. in the office
area of the Allen Municipal Annex, One Butler Circle, Allen,
Texas.

(Agenda Item II)
Chairman Bobby Glass read the agenda item into the record as
follows:
"Workshop for Barnes Development Company on 1,045 acres
of land located approximately 3 to 4 miles west on Hwy.
75 along the north side of McDermott Road."
Mr. Jeff Barnes of Barnes Development Company of Dallas
presented the proposal. Mr. Barnes corrected some typo-
graphical errors in the presentation brochure as follows:

Mr. Barnes said that they wanted to work with Staff and
the City on all aspects of this project. The entire
project will be divided into three separate sections and
each will be a separate Planned Development.
The question of public vs. private golf course community
membership was discussed by Commission. Commission recommended
that the membership be divided into three separate categories
to better serve the entire community of Allen. The categories
are: full, limited and social membership. The total build -out
capacity of membership is 1,000 members.
Commission likes the concept of what is being presented but they
have some suggestions they would like to see addressed before
another workshop can be set up.
1. Mr. Barnes and his people need to spend some time with
Mr. Thornton of the Parks and Recreation Department to
Study the green belt area and the flood plain areas
affected by this project.
2. Submit reasons and show studies why the changes of density
variations and unit sizes from the Comprehensive Plan.
3. Present a Traffic Impact Study on Bethany and Custer Roads.
9. Present calculations and a study on membership fees for the
three types of memberships requested.
Commission requested that Mr. Barnes address the above concerns
prior to setting up another workshop. Commission commended Mr.
Barnes on his presentation and their brochure.

Chairman Bobby Glass adjourned the Workshop Meeting at 10:00 P.M.
