CALL TO ORDER AND ANNOUNCE A QUORUM:
With a quorum of the Commissioners present, the Allen Planning & Zoning Com-
mission was called to order at 7:30 p.m. by Chairman Garcia at the Allen Municipal
Annex, City Council Chambers, One Butler Circle, Allen, Texas.
Approve Minutes
May 14, 1992 (Agenda Item II)
Chairman Garcia read the agenda item into the record as follows:
"Approve minutes of May 14, 1992, Regular Meeting."
Commissioner Kelley indicated that his name was misspelled in certain places and
requested that this be corrected.
MOTION: Upon a motion by Commissioner Fulls and a second by Commissioner
Kelley, the Commission voted 5 FOR and 0 OPPOSED to approve the
minutes of May 14, 1992, with the correction of Commissioner Kelley's
name.

Preliminary Plat
Cottonwood Bend 4E
Chairman Garcia read the agenda item into the record as follows:
(Agenda Item III)
"Preliminary Plat - Consider preliminary plat approval for Cottonwood Bend
4E requested by CB 4 Ltd; a 10.673 acre tract of land out of the R. C.
Whisenant Survey, Abstract No. 1012, City of Allen, Collin County, Texas;
further described as being located east of Spring Creek Drive and south of
Ridgemont (south of Cottonwood Bend 4D).
Mr. Warren Corwin, Corwin Engineering, presented the plat to the Commission.
Chairman Garcia stated that Mr. Keener had advised that staff is recommending
approval of this plat. The Commission had comments regarding the lots in the
adjacent subdivisions in which the lots backed to the collector street. The side
yard and lot sizes were discussed and Mr. Corwin explained that the sizes were
appropriate for the garden home zoning.
MOTION: Upon a motion by Commissioner Gallagher and a second by Commis-
sioner Biggs, the Commission voted 5 FOR and 0 OPPOSED to ap-
prove the preliminary plat for Cottonwood Bend 4E, noting that the
�^ alley easement at the southwest corner (Lot 42, Block F) is tempo-
rary only until the property to the south is platted.
Other Business:
Mrs. Leeper stated that the next agenda should include two plats.
Adjourn:
MOTION: Upon a motion by Commissioner Biggs and a second by Commissioner
Pulk, the Commission voted 5 FOR and 0 OPPOSED to adjourn the
May 28, 1992, meeting of the Planning & Zoning Commission at 7:40
p.m.
