With a quorum of the Commissioners present, the Allen Planning & Zoning Commission was
called to order at 7:00 p.m. by Chairman Falk at the Allen Library, Two Allen Civic Plaza,
Allen, Texas.

Chairman Fulk read the agenda item into the record as follows:
"Review of Comprehensive Zoning Ordinance."
The following comments were made regarding Article III - Regulations:
All references in the residential districts to height regulations of 30' should be changed to 35'
2. All references in the residential districts to building regulations should be changed to read:
"Type of Materials - All main residential dwellings shall have exterior construction of a
minimum of 75% brick, tiles, cement, concrete, stone, or similar materials."
3. Section 3.01(A) - Agriculture -Open Space
Paragraph 2.b. - Change last sentence to read " .and poultry or livestock shall be kept in
accordance with the regulations contained in the Code of Ordinances, Chapter 3, Animals and
Fowl."
Paragraph 2.d. - Change requirements for three (3) acres to one (1) acre.
Paragraph 4.a. - Size of Yards -
front yards requirement is 100'
side yard requirement is 20% of lot width
rear yard requirement is 30'
The issue of yard sizes should be considered again.
Lot Coverage - change to 30%.
Discussion was held regarding the requirement for 75% masonry and Commissioner Kelley
questioned the method of measurement. Staff was requested to obtain information regarding
this method of measurement.
5. Staff proposed changing the Garden Home (GH) District to R-6 with the following require-
ments:
Lot size: 6000 square feet
Minimum Dwelling Size: 1100 square feet
Front Yard: 20'
Side Yard: 5'
Side Yard Adjacent to Side Street: 15'
Rear Yard 10'
L Lot Width. 55'
Lot Depth: 100'
6. Staff proposed creating a new district (R-7) with requirements for 5000 square foot lots.

ADJOURN:
MOTION: Upon a motion by Commissioner Crume and a second by Commissioner Kelley,
the Commission voted 5 FOR and 0 OPPOSED to adjourn the May 5, 1995,
meeting at 9:00 p.m.
