With a quorum of the Commissioners present, the Allen Planning & Zoning Commission was
called to order at 7:35 p.m. by Chairman Fulk at the City Council Chambers, Allen Municipal
Annex, One Butler Circle, Allen, Texas.

Chairman Folk read the agenda item into the record as follows:
"Review of Comprehensive Zoning Ordinance "
The Commission began a review of the Schedule of Uses Attached hereto are the results of their
consensus recommendations.
The following recommendations were made:
1 Arcade should be included in the use "Amusement Commercial, Indoor" and Arcade should be
eliminated. Allow by right in LR.
Allow "Amusement Commercial, Outdoor" by SUP in GB and CC.
2. Allow "Antique Shop" by right in LR.
3. Remove Driving Range as a separate use because it is included in the definition of "Amusement
Commercial, Indoor."
4. Change "Automobile Sales and Repair (New)" to "Automobile Sales and Repair (New and
Used)." Used would be in addition to New and incidental. Allow by SUP in LI.
This would be done, recognizing that a Level 2 traffic study should be recommended.
Consider adding traffic study requirement to the Zoning Ordinance.
5. Add a definition for "Auto Glass, Muffler, etc." stating that this would include on-site
maintenance and repairs, and work needs to be performed inside the budding; no outside lifts
or storage. Combine Oil and Lube with auto glass use. Allow by SUP in CBD and as
Accessory in Office.
This definition would allow the small shop that only does off-site work to go into business
without an SUP in the CBD, but stand-alone shops would require an SUP
6 Allow "Auto Laundry" as Accessory in CF, III and Office.
7 Allow "Auto Sales and Repair (Used)" by SUP in CC and remove from SC.
8. Allow `Bakery Retail" as Accessory in Office.
9 Allow `Banks and Financial Institutions" by SUP in GI and by right in LR.
10. Change 'Boat Display Sales and Repair" to 'Boat Display Sales and Repair (New and Used).
I1. Add a definition of "Bottling Works" and include a micro brewery Add by SUP in CC
12. Add `Building Materials Sales, Inside" as Accessory use in LI and GI.

13. Add "Building Materials Sales, Outside" as Accessory in GI.
14. Add "Caretaker or Guard Resident" as Accessory in Office, LR, SC, LC, GB, CC, IT, LI, GI,
HI, CF, and CBD. Remove all SUPS. Do not allow in GO or FP Allow by right in PD. All
residential uses should remain allowed by right.
15. Allow "Carpentry" by Accessory in LI.
OTHER BUSINESS
The Commission scheduled a workshop meeting for August 3, 1995, 7:00 p.m at the Library
Meeting Room.
MOTION: Upon a motion by Commissioner Obermeyer and a second by Commissioner -
Heller, the Commission voted 4 FOR and 0 OPPOSED to adjourn the June 18,
1995, meeting at 9:50 p.m.
