With a quorum of the Commissioners present, the Allen Planning & Zoning Commission was
called to order at 7:03 p.m. by Acting Chairman Kelley at the Allen Library Two Allen Civic
Plaza, Allen, Texas.

Acting Chairman Kelley read the agenda item into the record as follows:
"Review of Comprehensive Zoning Ordinance."
Staff provided an update of the Definitions section and the Commission made the following changes:
L The Commission discussed the possible need to require certain accessory buildings to be
constructed of the same materials as the main structure.
A recess was taken at 7:30 for Commissioners to adjourn to the City Council meeting for the purpose
of receiving their oaths of office for the next term. The Commission reconvened at 7:50 p.m.
2 A use and definition should be added for "Condominium, and allowed in the MFI, MF2, and
MF3 districts. Definition should be "A building, or group of buildings, in which units are
owned individually, and the structure, common areas, and facilities, are owned by all the
owners on a proportional, undivided, basis."
3. Awning - Change definition to "A roof -like cover that is temporary in stature and that projects
from the wall of a building for the purpose of shielding a doorway or window from the
elements."
4. Amusement, Commercial (Indoor) - Remove reference to Arcades
5 Apartment and Apartment Building - Remove, this is a duplicate of "Dwelling, Apartment "
6 Auto Painting or Body Shop - Add Sentence, "All regulations of the Allen Fire Code must be
adhered to "
7 Cleaning Shop and Pressing (Small Shop and Pick-up) - Remove, this use was removed as it
was determined to be retail store.
8. Contractor's Shop - A facility providing office and administrative space, fabrication, and
storage areas for materials, tools, and equipment typically related to construction activity No
outside storage will be allowed.
9 Contractor's Yard - A facility providing office and administrative space, fabrication, and
storage areas for materials, tools, and equipment typically related to construction activity
Outside storage must be screened from view
10. Coverage - Change "Roof eaves to the extend of three (3) feet from the walls of a building
shall be excluded from coverage computations," to "Roof eaves extending three (3) feet or less
from the walls of a building shall be excluded from coverage computations "
11 Dwelling Unit - Change definition to "One or more rooms, designed, occupied, or intended for
occupancy as separate living quarters, with cooking, sleeping, and sanitary facilities provided
within the dwelling unit for the exclusive use of a single family maintaining a household."

12 Farm, Orchard or Truck Garden - Remove.

13. Field Office - Delete text which allows the field office to be used as a temporary residence.
14 Target Range - Add definition, "Any indoor facility open to the public and occupying all or a
portion of a building where firearms are discharged for testing or recreation purposes "
15. Kindergarten or Nursery School - Delete this definition, and add the APA definition for Child
Care to "Day Care - for children." This definition shall be "A private establishment enrolling
4 or more children under the age of 16 where tuition, fees, or other forms of compensation for
the care of children is charged, and which is licensed or approved to operate as a child care
center."

MOTION Upon a motion by Commissioner Obermeyer and a second by Commissioner
Bartlemay, the Commission voted 4 FOR and 0 OPPOSED to adjourn the
October 5, 1995, meeting at 9:05 p.m.
