Call to Order and Announce a Quorum is Present:
With a quorum of the Commissioners present, Chair Wendland called the meeting to order at
8:00 a.m. in the City Hall Council Chambers at Allen City Hall, 305 Century Parkway

Agenda Item 1: Preliminary Plat — Consider a Preliminary Plat for Allen Towne Square,
Lots 1, 2, & 3, Block 1, being 4.315± acres located at the southwest comer
of McDermott Drive and Cedar Drive.
Mr. Hoover presented the request to the Commission. This proposed project will develop the
property as a mixed use retail/office/restaurant site. There will be an 8 -ft. wall in the back of the
development. Staff has kept in contact with residents in the residential development to the south.
Staff has added a requirement that no restaurant use will be allowed in the back building adjacent
to the residential. The last two remaining issues are those of storm water drainage and the
intersection of Cedar and McDermott and they are working on those with Engineering to get
approval for the Final Plat to proceed. Applicant will be installing a new drain line that should
resolve some of the drainage concerns and problems already existing. The Applicant has been
working with the Economic Development Corporation for assistance to help with infrastructure
improvements.

Motion: Upon a motion by Commissioner Shaffer and a second by Commissioner
Rushing, the Commission voted 7 IN FAVOR, and 0 OPPOSED, to approve
Agenda Item 1. The motion carried.
Adjournment
Chairman Weddland djourped the meeting at 8:25 a.m.
