ALLEN BOARD OF ADJUSTMENT
REGULAR MEETING
JANUARY 14, 1986

The Regular Meeting of the Allen Board of Adjustment was called
to order by Chairman Karlsruher at 7:30 p.m. in the Council
Chambers of the Allen Municipal Annex, One Butler Circle, Allen,
Texas.
Approve Minutes
November 12. 1986
(Agenda Item II)
Chairman Karlsruher read the agenda item into the record as
follows:
"Approve minutes of November 12, 1985, Regular Meeting."
MOTION: Upon a motion by Board Member Alexander and a second
by Board Member Chrisman, Board voted 5 FOR and 0
AGAINST to approve Agenda Item II as submitted. The
motion carried.
Public Hearing
409 Allenwood
(Agenda Item III)
Chairman Karlsruher read the agenda item into the record as
follows:
"Public Hearing - consider a request for a variance to
reduce the existing rear yard building from 20 feet
to 10 feet at a residence located at 409 Allenwood Drive."
Chairman Karlsruher opened the public hearing.
Mr. Guillio Troia, 406 Allen Drive, the builder for this project,
spoke in favor of this request. He submitted photographs of neigh-
boring structures that are built next to the fencelines. He stated
the entrance to the garage will be from Allenwood Drive and not from
the rear of the property.

Mr. Eddie Bridges, owner of the property in question, was
present but did not speak at this time.
No one spoke AGAINST this proposal.
Chairman Karlsruher closed the public hearing.
Chairman Karlsruher advised the Board that he had driven by the
property and made a visual inspection. Mel Hilkemeier advised
that this is an R-3 zoning area, with a 20 -foot rear building
line. He advised many of the surrounding structures were existing
before the ordinance was adopted.
Board researched the ordinance to determine whether the building
line is measured from the property line or from the edge of the
drainage easement. It was found that the building line would be
measured from the edge of the property.

Board discussed the advantages of this proposal which would
enable the driver to enter Allenwood Drive in a forward direction
rather than backward.
MOTION: Upon a motion by Board Member Alexander and a
second by Board Member Biggs, Board voted 5 FOR
and 0 AGAINST to grant this request as proposed.
The motion carried.

by Board Member Alexander, Board voted 5 FOR and 0
AGAINST to adjourn the January 14, 1986, meeting
of the Allen Board of Adjustment at 8:05 p.m.
