AN ORDINANCE OF THE CITY OF ALLEN, COLLIN COUNTY,
TEXAS, AMENDING COMPREHENSIVE ZONING ORDINANCE NO.
366-10-81 OF THE CITY OF ALLEN, AS PREVIOUSLY AMENDED IN
ORDINANCE NO. 573-12-84, BY AMENDING THE USE AND AREA
REGULATIONS OF "PD" PLANNED DEVELOPMENT NO. 30 SO AS TO
ALLOW A CHURCH BY SPECIFIC USE PERMIT IN BUILDING B OF THE
GREENRIDGE OFFICE CENTER, AN OFFICE DEVELOPMENT LOCATED
IN THE TEXET ADDITION TO THE CITY OF ALLEN, COLLIN COUNTY,
TEXAS, RECORDED IN CABINET C, SLOT 582 OF THE MAP RECORDS
OF COLLIN COUNTY, TEXAS; PROVIDING FOR AMENDED AREA AND
USE REGULATIONS; PROVIDING FOR A PENALTY; PROVIDING FOR
AN EFFECTIVE DATE; AND PROVIDING FOR PUBLICATION OF THE
CAPTION.
WHEREAS, the Planning and Zoning Commission and the governing body of the
City of Allen, in compliance with the laws of the State of Texas and the ordinances of
the City of Allen, have given the requisite notices by publication and otherwise; and,
WHEREAS, the Planning and Zoning Commission and the governing body of the
City of Allen, have held due hearings and afforded a full and fair hearing to all the
property owners, generally, and to all persons interested and situated in the affected
area, and in the vicinity thereof; and,
WHEREAS, the Planning and Zoning Commission and the governing body of the
City of Allen, in the exercise of its legislative discretion, have concluded that Planned
Development No. 30 should be amended to include the attachment of Amended Area
and Use Regulations for a church in Building B by Specific Use Permit.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY
OF ALLEN, TEXAS:
SECTION 1. That Comprehensive Zoning Ordinance No. 366-10-81 of the
City of Allen, Texas, as previously amended in Ordinance No. 573-12-84, be and the
same is hereby amended to include the attachment of Exhibit "D", Amended Area and
Use Regulations, for development of a tract of land known as Texet Addition of the
City of Allen, Collin County, Texas, recorded in Cabinet C, Slot 582 of the Map
Ordinance No. 808-9-87 - Page 1

Records of Collin County, Texas, presently delineated on the Official Zoning Map as
"PD" Planned Development No. 30.
SECTION 2.That all ordinances of the City of Allen in conflict with the
provisions of this ordinance be, and the same are hereby,f repealed and all other
provisions of said ordinance shall remain in full force and effect.
SECTION 3. That the above-described tract of land shall be used in the
manner and for the purposes provided for by Comprehensive Zoning Ordinance No.
366-10-81 of the City of Allen, as previously amended by Ordinance No. 573-12-84, and
as amended herein by the approval of the attachment of Exhibit "D".

SECTION 4. That any person, firm, or corporation violating any of the
provisions or terms of this ordinance shall be subject to the same penalty as provided
for in the Comprehensive Zoning Ordinance No. 366-10-81 of the City of Allen, as
heretofore amended, and upon conviction shall be punished by a fine not to exceed the
sum of One Thousand Dollars ($1,000.00) for each offense.
SECTION 5. That it appears the above-described property requires this
amendment to the use regulations in order to permit its proper development and, in
order to protect the public interest, comfort, and general welfare of the City of Allen,
creates an urgency and an emergency for the preservation of the public health, safety,
and welfare, and requires that this ordinance shall take effect immediately from and
after its passage and the publication of the caption of said ordinance as the law in such
cases provides.

ARFA MD USE REGULATIONS FOR
PLAAMED DEVELOPMENT DISTRICT
I. NP -+E OF PROJECT:
Allen Office Center
II. LOCATION OF SUBJECT PROPERTY:
Northwest corner of intersection of State Highway 5
(Greenville Avenue) and Texet Drive, Allen, Texas.
III. PLANNED DEVELOPMENT DISTRICT SITE AND LANDSCAPE PLAN:
See Site and Landscaoe Plan attached hereto.
The Planned Development District will contain a lot
with two buildings (labeled Building A and Building B on
the Site Plan). The lot contains approximately 163,219
usable square feet or approximately 3.75 usable acres of
land.
Building A will be two (2) stories in height and
contain a total of Twentv-Eight Thousand (28,000) leasable
square feet. Fifteen Thousand (15,000) leasable square
feet will be on the first floor and Thirteen Thousand
(13,000) leasable square feet will be on the second
floor. Building B will be one (1) story in height and
contain Seven Thousand (7,000) leasable square feet.
The Planned Development District shall be landscaped
in accordance with the Site and Landscape Plan.
IV. USE REGULATIONS:
See Schedule of Uses attached hereto.
V. AREA REGULATIONS:
a. Size of Yards.
(1) Front yard.
(a) There shall be a minimum front yard having a

(20%) of the total lot area be covered by the
combined area of any buildings.
C. Floor Area Ratio.
(a) The ratio of total floor area of all
buildings to total land area shall be a

VI. HEIGHT REGULATIONS
a. Building A.
