AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF ALLEN, COLLIN r
COUNTY, TEXAS, ABANDONING PORTIONS OF A WATER LINE EASEMENT
LOCATED ON TRACTS OF LAND SITUATED IN THE JOHN DAVIS SURVEY,
ABSTRACT NO. 255, AND FURTHER BEING A PART OF LOTS 27, 28, 49, AND ISI
50 OF BLOCK A OF SHADOW LAKES NORTH, AN ADDITION TO THE CITY OF
ALLEN, AS RECORDED IN CABINET I, PAGE 137, OF THE DEED RECORDS OF
COLLIN COUNTY, TEXAS; PROVIDING FOR EXHIBITS "A","B","C", AND "D"; I
PROVIDING FOR A SEVERABILITY CLAUSE; AND PROVIDING FOR AN
EFFECTIVE DATE.
WHEREAS, the Planning and Zoning Commission and the City Council of the City of Allen approved a
concept plan for a residential development for Shadow Lakes North; and,
WHEREAS, the City of Allen does not require the described portions of the water line easement to be
abandoned; and,
WHEREAS, the addition of property to the described lots is required to construct residential homes;
NOW THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF ALLEN,
COLLIN COUNTY, TEXAS THAT:
SECTION 1: That the portions of the water line easement described in Exhibits "A", "B", "C", and "D"
are hereby forever abandoned.
SECTION 2: That Exhibits "A", "B", "C", and "D" are attached hereto and made a part hereof for all
purposes and further describe the portions of the water line easement to be abandoned.
SECTION 3: That all ordinances of the City of Allen in conflict with the provisions of this ordinance
shall be, and the same are hereby, repealed; provided, however, that all other provisions of said ordinances
not in conflict herewith shall remain in full force and effect.
SECTION 4: That it appears the Shadow Lakes North development requires abandonment of the portions
of the water line easement described herein in order to permit its proper development and, requires that this
ordinance shall take effect immediately from and after its passage and publication of the caption of said
ordinance as the law in such cases provides.

BEING a parcel of land situated in the John Davis Survey, Abstract No. 255, City of Allen,
Collin County, Texas, being part of Lot 27, Block A of Shadow Lakes North, an addition to the
City of Allen as recorded in Cabinet I, Page 137 of the Land Records of Collin County, Texas,
also being part of a 30' water line easement recorded in Volume 876, Page 660 of said Land
Records, and being more particularly described as follows;
BEGINNING at a point on the Easterly line of an existing alley same line being the Westerly
property line of said Lot 27, Block A, said point further being S 300 51' 39" E, a distance of
8.89 feet from the Northwest property corner of said Lot 27, Block A, said property corner
being on the Southerly line of F.M. 2170 (Main Street);
THENCE, along a line being 7.5 feet from and parallel to said Southerly line of F.M. 2170
(Main Street) around a non -tangent curve to the Left having a central angle of 01" 32' 56", a
radius of 5792.08 feet, and a chord bearing of S 89° 08' 30" E, an arc distance of 156.58 feet
to a point on the Westerly line of Pershore Lane;
THENCE, along said Westerly line of Pershore Lane around a non -tangent curve to the Left
having a central angle of 21° 16' 29", a radius of 50.00 feet, and a chord bearing of S 470 31'
41" W, an arc distance of 18.57 feet to a point on a Southerly line of said water line easement;
THENCE, along said Southerly line of existing water line easement and around a non -tangent
curve to the Right having a central angle of 01* 20' 10", a radius of 5804.58 feet and a chord
bearing of N 89° 06' 50" W, an arc distance of 135.36 feet to a point on the above-mentioned
Easterly line of existing alley;
THENCE, N 30° 51' 39" W, along said Easterly line of existing alley, a distance of 14.81 feet
to the PLACE OF BEGINNING and containing 1814 square feet of land.
