AMENDING ARTICLE IV ZONING REGULATIONS SECTION 4.15.2 SCHEDULE
OF RESIDENTIAL, HEIGHT AND AREA REGULATIONS TO AMEND THE TH
TOWNHOME DISTRICT DIMENSIONAL REGULATIONS, AMENDING ARTICLE
V SPECIAL ZONES, SECTION 5.01, METHODS OF REDUCING FLOOD LOSSES;
AMENDING ARTICLE VII, ZONING DEVELOPMENT STANDARDS SECTION
7.03.4 TO CLARIFY THE REQUIREMENT FOR LIGHT POLES AND FIXTURES
AND 7.08.4.A TO ADD REQUIREMENTS FOR PROHIBITED WORK HOURS ;
AMENDING ARTICLE VIII, SUBDIVISION REGULATIONS, SECTION 8.03 THE
NAMES OF PROPOSED STREETS, SECTION 8.05.2 AND 8.053
THOROUGHFARE DESIGN STANDARDS, AND SECTION 8.13 DRAINAGE
REQUIREMENTS; AMENDING APPENDIX A DEFINITIONS TO AMEND THE
DEFINITION OF MASONRY AND ADD A DEFINITION FOR ULTIMATE 100 -
YEAR FLOODPLAIN; PROVIDING A SEVERABILITY CLAUSE; PROVIDING A
REPEALING CLAUSE; PROVIDING A SAVINGS CLAUSE; PROVIDING A
PENALTY OF FINE NOT TO EXCEED THE SUM OF TWO THOUSAND
DOLLARS ($2,000) FOR EACH OFFENSE; AND PROVIDING FOR AN
' EFFECTIVE DATE.
WHEREAS, the City Planning and Zoning Commission and the governing body of the City of Allen, Texas,
in compliance with the laws of the State of Texas and the ordinances of the City of Allen, have given
requisite notice by publication and otherwise, and after holding due hearings and affording a full and fair
hearing to all property owners generally and to all persons interested and situated in the affected area and in
the vicinity thereof, and in the exercise of its legislative discretion have concluded that this Allen Land
Development Code should be amended.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF ALLEN,
COLLIN COUNTY, TEXAS, THAT:
SECTION 1. The Allen Land Development Code, is hereby amended in part by amending sections as set
forth below. New material in the text of the amended provisions of the Allen Land Development Code is set
forth in underline type; material deleted from the text of the amended provisions of the Allen Land
Development Code is set forth in strike-thru type.

"ARTICLE VIII SUBDIVISION REGULATIONS
Section 8.03.3.a.vii —The names of proposed streets.
(a) All Only cul-de-sac streets that are the stem of a T -intersection shall be titled with the suffix "Court"
' (b) All through streets shall have a suffix such as "Street," "Drive," "Lane," or "Way." All suffixes shall
have abbreviations limited to not more than four (4) letters.
(c). New streets
shall be named so as to provide continuity of name with existing or stubbed out streets and to prevent conflict
with identical or similar names in other parts of the city or within the same zip code.
(d) Street names are subject to the approval of the city. The city may reouire the name of a street to change in
some locations to avoid confusion in addressing.
(e) Street names, not including directional information or suffix- shall not be longer than thirteen (131
characters, including spaces.
(fl The use of the words North. South. Fast, and West shall be consistent with the cites block numbering
system.

Section 8.05.1 7.g. Storm Inlet Stnictures shall have a minimum of 10 -foot clearance from the end of
'driveway radius.
Section 8.05.1 8.d. The minimum slope for cul-de-sacs and eyebrows will be 0.75% with a valley gutter to
facilitate the drainage.

"APPENDIX A - DEFINITIONS
Masonry — construction composed of stone, brick, concrete, gypsum, hollow clay tile, concrete block or tile,
glass block or similar building materials laid up unit by unit and set in mortar. Synthetic stucco (such as
Exterior Finish and Insulation System (E.F.I.S.) and cement fiber products are not considered as a masonry
alternative on commercial structures.
Ultimate 100 -Year Floodplain — a floodplain with fully urbanized flows or fully developed watershed
conditions."
SECTION 2. All ordinances of the City of Allen in conflict with the provisions of this ordinance shall be, and the
same are hereby, repealed; provided, however, that all other provisions of said ordinances not in conflict herewith
shall remain in full force and effect.
SECTION 3. An offense committed before the effective date of this ordinance is governed by prior law and the
provisions of the Ordinances of the City, as amended, in effect when the offense was committed and the former law
is continued in effect for this purpose.
SECTION 4. Should any word, sentence, paragraph, subdivision, clause, phrase or section of this ordinance, or of
the Allen Land Development Code, be adjudged or held to be void or unconstitutional, the same shall not affect the
validity of the remaining portions of said ordinance or the Allen Land Development Code, as amended hereby, which
shall remain in full force and effect.
SECTION & Any person, firm or corporation violating any of the provisions or terns of this ordinance shall be
subject to the same penalty as provided for in the Allen Land Development Code Zoning Regulations, as
previously amended, and upon conviction shall be punished by a fine not to exceed the sum of two thousand
dollars ($2,000) for each offense.
SECTION 6. This ordinance shall take effect immediately from and after its passage and publication of the
caption in accordance with the provisions of the Charter of the City of Allen, and it is accordingly so ordained.
