Workshop Session (Agenda Item II) The following items were noted as possible changes or amendments to the Comprehensive Zoning Ordinance: SEC. OR PAGE NO. COMMENTS/CHANGES Put amendments in order... COMMENTS/CHANGES 2.03 CREATION OF BUILDING SITE: paragraph 1, add: "and faces upon a dedicated street with some frontage to a dedicated street." 2.04 OK 2.05 OK 2.06 Add the following criteria: 1. no outside storage 2. no outside display 3. screening if an outparcel 4. compatibility 5. safety 6. parking in addition to the normal needs (if space uses additional parking in and of itself, the center shall provide additional parking facilities) 7. alleys and fire lanes shall not provide ingress/egress for entry ACTION ITEM 2.07 TEMPORARY USES: paragraph 2, add: "No more than one model park, including one sales office shall be allowed for any one builder in any one subdivision. Delete remainder of paragraph after "construction remains continuous" and replace with "and the builder has unsold lots remaining in the subdivision." 2.09 SITE PLAN APPROVAL: 2.10 DEFINITION 44: DEFINITION 47: Remove the word "lot." DEFINITION 58: Staff and Commission should work on this separately and review at next workshop. staff shall look at this and review. Staff should bring something on this regarding auto repair. DEFINITION 92: change to reflect current ordinance DEFINITION 133: change first sentence to read: "A visual screen is a wall permanently affixed..." (reflect wording same as definition 105). 3.01(B) Remove wording "This district should provide for about 2.1 dwelling units per acre." Call this district "SFD-18" (referring to 18,000 square foot lots). Recommendation is to go back and make numerous changes in the Zoning Ordinance itself to facilitate the Comprehensive Plan. Set up district for 1 acre lots. Set up district for 5,000 square foot lots. Leave duplex district in. Page 39 3.01(G) Lot width: 30 feet is too wide, 29' would be acceptable. Open space Requirement: is it really necessary? Paragraph 1: remove wording "District should provide for about 10.8 dwelling units per acre." 3.01(H) Provides for 12 units and for MF -1 and 29 units; should make provision 3.01(I) for 18 units per acre. INDUSTRIAL TECHNOLOGY Add this district GENERAL INDUSTRIAL Include and combine these uses under the new Commercial 1 and 2 Districts. Leave some of the uses in General Industrial. HEAVY INDUSTRIAL OK Page Four ACTION ITEM Staff would research setbacks NEW DISTRICT: Corridor Commercial (1) allowed in S.D. 2 (2) see Table 20 in Comprehensive Plan, page 32 for uses FLOOD PLAIN Changes may come from the Greenbelt Study. Flood fringe should be differentiated from flood way. Paragraph 2.a. Appendix should be clarified in details.
