Min - Board of Adjustment - 1987 - 11/10 - RegularALLEN SIGN CONTROL BOARD REGULAR MEETING NOVEMBER 10, 1987 ATTENDANCE: Board Members Present: George Chrisman, Chairman Harold Biggs, Vice -Chairman Bruce Kleinschmidt, Secretary Randy Leverett Board Members Absent: Sheila Curtis City Staff Present: Joseph Del Ferro, Environmental Health Inspector Sally Leeper, Secretary CALL TO ORDER: The Allen Sign Control Board was called to order by Chairman Chrisman at 7:30 p.m. on November 10, 1987, at the Allen Municipal Annex, City Council Chambers, One Butler Circle, Allen, Texas. Approve Minutes October 13, 1987 (Agenda Item II) Chairman Chrisman read the agenda item into the record as follows: "Approve minutes of October 13, 1987, Regular meeting." MOTION: Upon a motion by Board Member Kleinschmidt and a second by Board Member Biggs, the Board voted 4 FOR and 0 OPPOSED to approve the minutes of October 13, 1987, as presented. The motion carried. PI SIGN CONTROL BOARD November 20. 1987 Renewal, Class 4 Sign Marymark Homes PAGE 2 (Agenda Item III) Chairman Chrisman read the agenda item into the record as follows: "Consider 1st renewal of Class 4 sign for Marymark Homes located at 800 Fall Drive." Mr. Del Ferro advised the Board that this sign is in good condition. MOTION: Upon a motion by Board Member Biggs and a second by Board Member Leverett, the Board voted 4 FOR and 0 OPPOSED to approve the Class 4 sign for Marymark Homes. Renewal, Class 4 Sign Nova Development 400 W. Bethany (Agenda Item IV) Chairman Chrisman read the agenda item into the record as follows: "Consider 2nd renewal of Class 4 sign for Nova Development located at 400 West Bethany." The Board discussed the location and condition of this sign. Mr. Del Ferro advised that the sign is in good condition. MOTION: Upon a motion by Board Member Kleinschmidt and a second by Board Member Biggs, the Board voted 4 FOR and 0 OPPOSED to approve renewal of the Class 4 sign for Nova Development located at 400 West Bethany. Renewal, Class 4 Sign Nova Development North of Bethany, East of U.S.75 (Agenda Item V) Chairman Chrisman read the agenda item into the record as follows: "Consider 2nd renewal of Class 4 sign for Nova Development located north of Bethany Road adjacent to U.S. 75." 162 P F-1 SIGN CONTROL BOARD PAGE 3 November 20, 1987 Renewal, Class 4 Nova Development (Cont.) (Agenda Item V) MOTION: Upon a motion by Board Member Biggs and a second by Board Member Kleinschmidt, the Board voted 4 FOR and 0 OPPOSED to approve renewal of the Class 4 sign for Nova Development located north of Bethany and adjacent to U.S. 75. Renewal, Class 4 Sign Concourse Development (Agenda Item VI) Chairman Chrisman read the agenda item into the record as follows: "Consider 4th renewal of Class 4 sign for Concourse Development located at the intersection of S.H. 121 and U.S. 75." Mr. Del Ferro advised the Board that this sign is in good repair. MOTION: Upon a motion by Board Member Biggs and a second by Board Member Kleinschmidt, the Board voted 4 FOR and 0 OPPOSED to approve renewal of the Class 4 sign for Concourse Development located at the intersection of S.H. 121 and U.S. 75. Renewal, Class 4 Sign Allentown Office Park (Agenda Item VII) Chairman Chrisman read the agenda item into the record as follows: "Consider 5th renewal for Class 4 sign for Allentown Office Park located at the intersection of Allentown Parkway and S.H. 5." Mr. Del Ferro advised the Board that this sign is in good repair. MOTION: Upon a motion by Board Member Kleinschmidt and a second by Board Member Biggs, the Board voted 4 FOR and 0 OPPOSED to approve renewal of the Class 4 sign for Allentown Office Park located at Allentown Parkway and S.H. 5. 110 H SIGN CONTROL BOARD November 20, 1987 Consider Approval Class 5 Sign for Allen Pharmacy PAGE 4 (Agenda Item VIII) Chairman Chrisman read the agenda item into the record as follows: "Consider approval of Class 5 sign for the Allen Pharmacy located at 400 N. Allen Drive." "The Board discussed the background regarding this request. It was suggested that the optician and the wellness center currently located in this building would be additional retail businesses and might at some time request a Class 5 sign. It was further discussed that future tenants in the building might conduct retail businesses. Board Member Leverett discussed the amount of square footage this particular tenant takes in the building, and questioned whether this was a major tenant. The Board Members further discussed additional options that might be open to the proponent. Chairman Chrisman questioned staff as to whether the Board had the option of placing conditions on this permit. Mr. Del Ferro advised he would research this question. It was stated that the Board would require a letter from the owner of the building giving permission for this sign with the recognition that it would be the only Class 5 sign allowed on the premises. MOTION: Upon a motion by Board Member Leverett and a second by Board Member Kleinschmidt, the Board voted 4 FOR and 0 OPPOSED to table the agenda item pending a letter from the owner of the building giving permission for this sign with recognition that it would be the only Class 5 sign allowed on the premises. Other Business Mr. Del Ferro advised that no Class 4 sign permits have been issued since the last Sign Board meeting.
