ORDINANCE NO. 154
• AN ORDINANCE AMENDING THE GENERAL ZONING ORDINANCE
OF THE CITY OF ALLEN, TEXAS, WHEREBY 17.208 .ACRES
OF LAND IN THE WM. PERRIN SURVEY I5 ZONED PD
(PLANNED DEVELOPMENT); PROVIDING A PENALTY FOR
VIOLATION OF THIS ORDINANCE; PROVIDING AN EFFECTIVE
DATE OF THIS ORDINANCE; AND PUBLICATION OF THE
CAPTION HEREOF.
WHEREAS, the laws of the State of Texas authorize the
governing bodies of cities to promote the efficient use
of land by zoning, and
VHF.REAS, the below described property has been duly
incorporated in the City of Allen, Texas, and all legal
notices required for rezoning have been given in the manner
and form set forth by law and a public hearing has been
held on the proposed zoning classification;
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL,
CITY OF ALLEN, TEXAS;
SECTION 1: That the property described as follows:
Situated in Collin County, Texas; a part of the Wm. Perrin
Survey abstract No. 708, and being 17.208 acres out of a
241.5 acre tract as described in a deed from R. A. Giddings
et ux Hattie to H. L. Wood et ux Dorothy dated Jan. 2,
1939, recorded in Volume 321, Page 165 of the Collin County
deed records and said 17.208 acres being more particularly
described by metes and bounds as follows.
BEGINNING at an iron stake in the east line of the said tract
in the cc;:ter line of a public road. Said stake bears
S 0 deg. 33 min. E, 678 ft. and N 87 deg. 39 min. W, 71.4 ft.
from the N.H. corner of the Geo. H. Ford Survey Abstract
No. 328.
THENCE S 26 deg. S7 min W, with the center line of the
said road along the east line of the said tract a distance
of 150.5 ft. to a stake.
THENCE S 24 deg. 04 min. W with the center line of the
said road along the east line of the said tract a distance
of 489.0 ft, to an iron stake.
THENCE N 87 deg. 32 min. W, a distance of 1384.1 ft. to
.an iron stake in the east R.O.W. line of Hi-wy No. S.
THENCE N 30 deg. 39 min. E with the east R.O.W. line of
the said Ili-wy a distance of 667.2 ft, to an iron stake.
THENCE S 87 deg. 39 min F., a distance of 1311.3 ft to the
place of beginning containing 17.208 acres of land.
Is hereby rezoned from R-2(Single Family Residential) to
PD (Planned Development) and according to the uses allowed
under the General Zoning Ordinance to the City of Allen
and said Zoning Ordinance andall other Ordinances in
conflict herewith are hereby amended accordingly.
SECTION 2; It shall be unlawful for any person,
firm or corporation to make use of said premises in some
manner other than as authorized by this Ordinance, and
it shall be unlawful for any person, firm or corporation
to construct on said premises any building that is not in
conformity with the permissible use under this Zoning
Ordinance.
SECTION 3: Any person, firm or corporation who
violates any provision of this Ordinance shall be deemed
guilty of a misdemeanor, and upon a conviction therefor,
shall be fined any sum not exceeding $200.00, and each and
every day that such violation continues shall be considered
a separate offense; provided, however, that such penal
provision shall not preclude a suit to enjoin such violation.

Published one time in a weekly newspaper published in
• the City of .Itlen, and shall be effective immediately
upon its passage and such publication.
